Landcom’s Edmondson Park set to rise up

Thousands more homes will be delivered in one of Sydney’s fastest growing suburbs following approval of Landcom’s visionary plan to reshape the future of Edmondson Park. 

Landcom has gained planning approval for its Concept Plan Modification for 3,030 new homes to be built on vacant land north of Edmondson Park train station. 

This represents an increase of almost seven times the number of homes from the original proposal for the site which would have delivered 440 dwellings. 

The increase in dwellings will address housing affordability delivering more homes supported by transport, jobs, facilities and amenit. The 30-hectare site known as “Town Centre North” will be transformed under the Concept Plan Modification - offering future buyers a diverse range of housing options. 

Building heights will also increase to accommodate more homes and greater density around the station, supporting the NSW Government’s approach to transport-oriented development.   

Landcom has commenced construction of critical roads and infrastructure which is expected to be completed later this year. The first residents will be set to move into the new precinct by the end of 2026.  

This signals the next phase of Landcom’s long term vision for Edmondson Park to deliver 7,100 homes for about 17,000 people by 2029.  

Edmondson Park is located within the South West Priority Growth Area where Landcom has already enabled supply of approximately 3,800 dwellings since 2011.

  • Town Centre North precinct, featuring a significant scale up in homes from 440 to 3,030  

  • A range of innovative and diverse housing which will deliver a mix of terraces, semi-detached dwellings, studio dwellings and apartments to suit the diverse housing needs of the community and provide lifestyle options  

  • Homes at a range of price points and affordability for single person households to couples and families 

  • A walkable community supported by pedestrian and cycle paths with all new homes located within 400m of open space   

  • Around 5,000m2 of retail and commercial floor space creating a vibrant destination of choice providing services, jobs and amenity to support the community 

  • 4.3ha of rehabilitated open space for conservation, including boardwalks and platforms for pedestrian connectivity   

  • 4ha of land for the construction of the future Edmondson Park High School  

  • 5,000m2 recreational open space at the entrance of Edmondson Park train station  

  • Bio-retention basins to facilitate the filtration of stormwater
