Schofields is a landmark project in Sydney’s northwest, designed to be cool, green and sustainable from the outset. As part of this vision, Landcom is delivering a Modern Methods of Construction (MMC) terrace pilot to test ways to lift housing quality, improve efficiency and deliver more sustainable homes sooner.

A diverse mix of terraces, manor homes and compact housing will offer greater choice for different households, life stages and price points. The MMC terraces add to this diversity by trialling contemporary designs and prefabricated building approaches that could inform future neighbourhoods.

Just 1.4 kilometres from Schofields Station, the new community is planned to be greener, cooler and well connected. More tree canopy, landscaping and green spaces will support play, movement and stronger community connections. The MMC pilot will also demonstrate opportunities in prefabrication, material supply and construction efficiency.

With fewer hard surfaces and more green verge than standard developments, Schofields sets a new benchmark for liveable, people‑focused streets. The MMC pilot complements this by exploring cost efficiencies and innovations that can strengthen how homes are delivered across future Landcom communities.

Civil works are complete and housing construction is set to begin, using innovative modular building methods to deliver nine affordable, high‑quality terrace homes more quickly and sustainably. Off‑site manufacturing will reduce waste, improve safety and shorten construction time, with one home kept as a demonstration of these modern techniques.

Plans are also progressing for 63 new affordable apartments for very low to moderate income households, designed with strong sustainability features and expected to start construction later this year, alongside measures to minimise impacts on neighbours during works.

What are modern methods of construction (MMC)?

MMC is a "design for manufacture and assembly" (DfMA) approach, where components such as wall panels, floor panels and pods, are manufactured off site in a factory setting, then transported and assembled on site. 

What is being built at Schofields?

Nine attached 2-storey terrace homes, each with 3 bedrooms and one car space. 

Who are these homes for?

Key workers and middle-income households, with a focus on affordability, quality and sustainability. 

What happened during site works?

Site works were carried out to prepare the land for the delivery of prefabricated elements, followed by the installation of the pods, wall panels and floor elements. 

How long will construction take?

Around 4 months, compared to the 9 to 12 months typically required for traditional terrace construction.

To take an industry-leading role in advancing modern methods of construction and demonstrate how these approaches can improve quality, reduce waste and significantly speed up the delivery of new homes.
